Frequently Asked Questions
METAL ROOFING ‘FREQUENTLY ASKED QUESTIONS
Q: Is your steel made in Australia?
Of course! We only use Australian BlueScope Steel. COLORBOND® and ZINCALUME® which are backed by
BlueScope Steel warranties.
All products supplied by G.C / BNE Roofing and Guttering PTY LTD comply with all relevant Australian Standards
for your peace of mind.
“BE AWARE! “There is a cheap knock off product being imported into Australia. It is only .40mm in thickness…,
where as the Australian product is .42mm. This product does not like the recommended spacing for screw lines, and creases really easily which affects the overall finish of the end result- leaving permanent creases in the final finish. Whether it would hold up to a court challenge in regards to Australian Standards and Warranties is debatable!”
Q: Is your price for roofing per square metre or lineal metre?
The prices on our re-roofing (for example) is based on sq.m. This achieved by multiplying the perimeter measurement by the ‘pitch’ (degree of slope) of the roof. Insulation is based on sq.m of either the ceiling space (for batts) and roof area x pitch for Insulation Blanket
Guttering, flashings, ridge cappings / re-pointing are all priced in lineal metres
Q: Should I replace my roof or just repair it?
Good question!
Repairs can be attractive at first due to the lower cost compared to a roof replacement, however they don’t always provide a
long term solution.
When a roofing contractor is asked to repair an old or rusty roof, it’s very unlikely that any form of guarantee will be placed on
the completed job. It’s this lack of guarantees that often sees a lot of the home owner’s money being spent in vain chasing leaks
over repeat visits.
If the leaking roof is free of rust, then leaks are generally a result of poor workmanship during the original installation. It can just
be a case of some flashings being resealed. It’s in this case that a simple repair makes sense and can be carried out with
confidence.
Needless to say, replacing your roof is the sure fire way to ensure your home is protected from the elements for decades to
come. It’s a fixed price solution with low to no maintenance and in most cases will outlast you.
Colour Options
When deciding on the finish of your new roof, it really boils down to your personal preference and not the quality of steel finish.
Both Colorbond and Zincalume are designed to combat the harsh Australian elements and have identical warranties issued by Bluescope Steel for up to 36 years. However, the main points of difference for you to consider are:
Zincalume:
- Costs less
- A neutral silver finish that compliments existing colour schemes
- Colorbond:
- Match or compliment the colour of the building
- One of the worlds toughest, most advanced building materials
- Suitable for coastal and industrial environments
- Compatible with galvanised guttering
FREQUENTLY ASKED TILE ROOF QUESTIONS
Q: Do tiles need re-clipping ?
Re-clipping is a common occurrence throughout Qld.
Debris build up in the internal water channel (inch wide ledge where two tiles meet/connect) behind the tile fixture can cause water to be diverted into the ceiling space- leading to holes and water stains appearing in the gyprock ceiling in many random, often numerous locations. This is a long process, often occurring after 15-20 + years of weathering, and much more common if the property has ever been ‘tree lined’ as in the trees overhanging the roof. Forested areas or neighbourhoods with many gumtrees greatly enhance this issue.
As many roofs do not have sarking beneath the tiles, and if they do it may well be al-foil which readily tears, and very early paper film form of roof sarking- which is nothing like the modern day Super Heavy Duty roof sarking which can hold a grown man between the rafters! The modern sarking as a water barrier and should go hand-in-hand with any new roof installation.
WHEN DOES A ROOF NEED MAINTENANCE?
Usually every seven to 10 years.
WHAT IS THE MOST COMMON THING THAT NEEDS FIXING?
The ridge capping. The cement holding the ridge secure will crack and start to fall out. We fix it by repointing with FlexiPoint product or in more severe cases where the cement is no longer sound, re-bedding with new cement may be required.
I HAVE BEEN TOLD THAT MY TILES ARE POROUS AND HOLDING TOO MUCH WEIGHT FOR THE ROOF TRUSSES
TO BEAR. IS THIS TRUE?
There is no truth to this statement. Roof tiles are highly compressed concrete with a glaze baked on. Even without the colour, they will not leak unless they are faulty. Your trusses can handle water-heavy tiles without any problem.
DO I NEED TO PAINT MY ROOF?
Not unless you want to change or enhance the colour of your roof. It is purely cosmetic.
DOES THE HEAT-REFLECTIVE PAINT WORK WELL?
Yes, very well. Nutech Paint states that NXT Coolzone paint will reflect the heat of the sun before it has a chance to heat the roof, resulting in a drop of 20 – 30 percent surface temperature and an actual drop of 6 – 10 percent inside the house
HOW DO YOU KNOW THE PAINT WILL LAST FOR 10 YEARS?
Because we have customers come back to us after this time to repaint the roof again, they are that happy with the product and service.
DO YOU PROVIDE ANY OTHER ROOFING SERVICES?
Yes, we can install various roof vents and solar tubes / skylights catered to your needs. We do re-sarking and ceiling insulation. Valley iron Replacement due to rust and cemented valleys is a common occurance. Gutter replacement is carried out quite frequently with a roof repair – we cater to this service also
